Important Notice: Short-Term Rental Regulations in Atlantic Beach

The City of Atlantic Beach wants to ensure all residents and property owners are aware of current regulations regarding rental properties within residential zoning districts.

Short-term rentals of residential property for periods of less than 90 consecutive days are strictly PROHIBITED in all residential zones within the City of Atlantic Beach.

Key Details:

  • What is prohibited? Renting any residential property (houses, condos, etc.) for fewer than 90 consecutive days.
  • Where does this apply? All areas zoned for residential use.
  • Why? This regulation is in place to preserve the character, stability, and quality of life in our residential neighborhoods, consistent with the City's Land Development Regulations.

What does this mean for property owners?

  • If you choose to rent your property, the minimum rental period must be 90 days or longer.
  • Violations of this regulation is subject to enforcement action by the City's Code Enforcement Division.
